Super Rich by Doing as You Please

Chapter 59: Chapter 59: I Don’t Really Like Being a Mortgage Slave

”Hello.”

Xu Yun politely replied to the salesperson, Wan Kui, ”Alright, let’s go. Show us the apartment.”

”Of course, Mr. Xu. This way, please.”

Wan Kui glanced at Jiang Peiyao, who was standing beside him, a hint of envy in his eyes.

’Rich guys never have ugly women with them; they’re all top-tier.’ He quickly averted his gaze and looked elsewhere.

He couldn’t risk upsetting the client.

After meeting up, the group of three walked into the residential complex.

Wan Kui led the way, guiding Xu Yun with a hand gesture as he began to introduce the basic details of the property.

In truth, Xu Yun was already intimately familiar with the place. After all, he had just been here last night for a look around and had almost ended up staying over.

But he didn’t interrupt him.

”Our Jinyuan is a high-end residential complex. The units are generally sold fully furnished. There are two main floor plans, with two units per elevator lobby.

The north-facing units are a bit smaller. The property deed lists them as 230 square meters, but the actual usable area is around 260 square meters, as they come with a complimentary 30-square-meter grand balcony.

The adjoining south-facing units are slightly larger and have better airflow. They are 260 square meters, but including the 30-square-meter balcony, the actual usable area is 290 square meters.

As for the floors, we have 19 stories in total. Currently, in Building B, there is only one unit available on the 19th floor. The others are on the 17th and 12th floors, which Mr. Xu might also consider.”

”Xu Yun.”

Jiang Peiyao whispered a reminder from the side, ”For a large flat like this, I’d suggest the higher, the better.”

”I know. Let’s go see the one on the 19th floor.” Xu Yun already had his target in mind and had locked in on the apartment.

The reason he wanted to buy here was to be neighbors with Li Jinshu and Su Mu.

Su Mu and Li Jinshu lived on the 19th floor, so naturally, he would only buy an apartment on the 19th floor.

Heh heh...

’When the time comes, Old Xu next door will be just as good as Old Wang!’

A dozen or so minutes later, Wan Kui led the two of them up the elevator, arriving at the unit opposite Su Mu’s.

The moment she stepped inside, Jiang Peiyao was stunned by the modern, luxurious decor and the enormous living room.

’This space... the living room alone is as big as my entire apartment.’

Wan Kui took two bottles of sparkling water from his bag, handed them to Xu Yun and Jiang Peiyao, and said with a smile, ”You two, please have some water and rest for a moment. Then I’ll give you a more detailed tour of the apartment.”

Although he sold luxury homes, he could never afford to live in one himself.

’To sell an apartment to these rich patrons and earn a commission, you have to treat them like kings.’

The more comfortable you make the client, the higher the chance they’ll buy.

After all, not everyone who views an apartment ends up buying it.

Now, a few years into the pandemic, many people’s financial situations have taken a major hit, so apartments aren’t selling as easily anymore.

In most cases, clients don’t buy, or they need to view an apartment several times before making a decision.

Wan Kui had already mentally prepared himself. He didn’t expect to close the deal today; today was, at best, a preliminary skirmish.

His goal was to use his presentation to make the client fall in love with the apartment first.

”Alright, thank you.” Xu Yun nodded.

’I have to admit, this salesperson’s service is excellent.’

After the two had rested for a few minutes, Wan Kui led them on a tour of the apartment, expertly explaining various details about the rooms, including the design concept, construction materials, and furniture brands.

Since this was a luxury, fully furnished unit, most of the interior work had been completed during construction. It was the kind of place you could move into immediately with just your luggage.

However, if the owner wasn’t satisfied with the existing decor, they could hire their own designer, redesign the space, and replace everything with furniture and a style to their own liking.

After all, to account for this possibility, all the interior furnishings were modular and could be easily removed and replaced at any time.

You could even gut the whole place and renovate it from scratch, though that would be quite expensive.

With Wan Kui guiding and explaining, they toured every corner of the apartment.

His attitude was impeccable, and he answered every question they had.

Jiang Peiyao took it all in, getting a taste of the wealthy lifestyle alongside Xu Yun.

’This is the gap created by different social statuses.’

’In the eyes of ordinary people, being rich makes you a king!’

Aside from seeing them on TV, Jiang Peiyao had never been in such a huge, luxurious flat—a full 290 square meters. She felt like she had stepped into the Grand View Garden.

Every bedroom in the apartment was enormous. Unlike her, you wouldn’t have to worry about whether to get a 1.5-meter bed or a 1.8-meter one.

You wouldn’t have to wonder if a 1.8-meter bed would leave enough room for a nightstand, or if the wardrobe doors would be blocked.

The space here was so vast that, forget a 1.8-meter bed, you could fit a 3-meter bed with room to spare.

As for wardrobes?

They weren’t even necessary. Every bedroom here came with its own independent walk-in closet and en-suite bathroom.

The master bedroom, in particular, featured an entire wall of floor-to-ceiling glass, offering an incredible view.

And for privacy, the glass was one-way; you could see out, but no one could see in.

In front of the glass wall was a huge bathtub, large enough for two people to soak in.

Jiang Peiyao couldn’t help but fantasize. ’If I were here with someone I loved, soaking in the tub while looking out at the city lights... it would be so beautiful.’

When Xu Yun saw this design, however, his thoughts went in a different direction...

’So Su Mu’s bedroom has a bathtub this big. I’ll have to find a chance to try it out.’

When they came out of the bedroom and stepped onto the large balcony off the living room, she fell in love with it too.

’And it’s a complimentary bonus, totally free.’

’If this were my apartment, I’d definitely put a small coffee table and two chairs out here.’

’After work, I could sit here drinking coffee, watching the sunset and the stars, and enjoying the beauty of the day.’

’Too bad this apartment has nothing to do with me. It’s a dream I’ll never be able to realize in my lifetime.’

An apartment this big, in such a prime location, would cost at least five or six million, no question.

That was an amount of money she could never earn even if she worked her entire life.

’Some things in life... you’re either born with them, or you never get a chance to have them at all.’

After seeing the whole apartment, Xu Yun was quite satisfied.

He had already seen the layout last night when he was in the unit across the hall, so he was generally familiar with it.

Today’s visit was merely to confirm his decision.

”Mr. Xu, now that you’ve seen the apartment, what do you think?”

Wan Kui said with a smile, ”Over six million for this place... not only is it ten thousand less per square meter than the opening price, but we’re also including a parking space. It’s a really great deal.”

”I see.”

Xu Yun deliberately turned to Jiang Peiyao beside him and asked, ”What do you think of this place? Do you like it? If you like it, I’ll buy it.”

Jiang Peiyao could already tell that Xu Yun had come here specifically for this apartment.

’My opinion doesn’t really matter.’

’He’s just deliberately trying to give me face in front of an outsider.’

Wan Kui, however, misunderstood the situation and immediately turned to look at Jiang Peiyao.

’Holy shit, an apartment worth over six million, and he’s buying it for the woman with him?’

’Just how rich is this guy?’

Wan Kui put on a fawning smile and asked Jiang Peiyao, ”Miss Jiang, what do you think? If you have any questions or concerns, please don’t hesitate to ask.”

”The apartment is nice, but can’t you really go any lower on the price?”

Jiang Peiyao suddenly said, ”I heard that real estate companies like yours have been offering internal employee discounts recently. If an employee applies for it, they can get another five hundred off per square meter.”

”...” Wan Kui was speechless.

’They actually know about that?’

’He had been planning to pocket that difference himself.’

Xu Yun was also a little surprised.

’He hadn’t planned on haggling at all; he was just making conversation.’

’He didn’t expect Jiang Peiyao to actually start bargaining for him.’

’Looks like there are some real advantages to bringing a woman along when you go out.’

’If he really did save money, he’d convert the savings into a gift for her, as a thank you for coming with him to see the apartment.’

Some people are naturally stingy; the richer they get, the more miserly they become.

Other people are stingy because they have no money and can’t afford to be generous. Once they have money, they never skimp on those who are good to them.

And Xu Yun was the latter type of person.

”It seems Miss Jiang did her homework before coming. You even know about this.”

Hearing this, Wan Kui said through gritted teeth, ”Alright, then. As long as you can confirm you want the apartment today, Mr. Xu, I’ll go back and apply with the company immediately.”

”Call them now.”

Xu Yun said, ”If it’s approved, I can go with you to the office and sign the contract right after.”

”Okay, okay.”

Wan Kui’s eyes lit up. ”I’ll get in touch with them right now.”

He was surprised by how decisive Xu Yun was.

It was rare to meet a customer who would decide to buy after a single viewing, and so casually at that.

’He must have run into a genuine second-generation heir.’

’My luck is just too good.’

Although he wouldn’t get that 500-yuan-per-meter difference, selling an apartment worth over six million was equivalent to selling several ordinary residential units.

For salespeople like him, selling this kind of property was a ”one sale feeds you for a year” situation.

After all, if he sold it, the commission would be over a hundred thousand.

While Wan Kui went to apply with his company, Jiang Peiyao asked, ”Xu Yun, are you planning to make a down payment or pay in full?”

”Since I have the money, I’ll just pay in full.”

Xu Yun said nonchalantly, ”I’m not a fan of being a mortgage slave.”

’Duh, I have the System. Why would I get a mortgage?’

’You’ve got to be kidding me!’

’Full payment. It has to be the full payment!’

”...” Jiang Peiyao was speechless.
