King of the Wilderness

Chapter 575: Chapter 294: The New Owner of ”Giant Stone River Heritage Farm”!_3

When the RV finally arrived at the completely ice-covered Mirror Lake, everyone was so stunned by the breathtaking scenery before them that they were speechless.

The vast lake surface, like an uncut jade, lay quietly surrounded by the mountains. In the distance, the snow-covered Absaroka Range appeared extraordinarily majestic under the pure blue sky.

The RV steadily parked on a cleared area by the lakeside. The chef had already begun preparing a steaming hot lunch.

Emily and Aliya were holding their children, ready to put on thick clothing and experience the extraordinary sensation of walking on the lake surface.

Meanwhile, Lin Yu’an moved to the front of the RV and sat on the sofa next to the driver’s seat. His gaze pierced through the window, looking at the magnificent frozen lake, as he asked Arthur a question he had long prepared.

”Arthur, although my lawyer has handled most of the paperwork, I still want to understand the complete process of completing such a transaction in the United States personally.”

Arthur knew this was the client’s final confirmation before signing the contract. He immediately gathered his thoughts and began to explain as clearly as possible.

”Of course, Mr. Lin. That’s a very good question. We can summarize the whole process into seven key steps.”

”Step one: Offer and negotiation. You have already completed this step. We received the letter of intent to purchase you submitted through your lawyer, accompanied by a proof of assets.”

”Step two: Signing the purchase agreement and depositing earnest money. Once we have agreed on the price and core terms, your lawyer and the seller’s lawyer will jointly draft a detailed Real Estate Purchase Agreement.”

”You will need to sign it and concurrently deposit an earnest money, usually 1% to 3% of the total price, into a neutral escrow account managed by a title company to demonstrate your intention to purchase.”

”Step three, which is also the most crucial step: Due diligence period.”

He continued, ”This is the work we are currently doing. The agreement will specify a period, for example, 30 or 60 days. During this time, you as the buyer have the right to conduct the most thorough investigation into all aspects of the property.”

”This includes title history, water rights, mineral rights, land survey, building structure, financial audit, environmental assessment, and so on. If during this period, any major discrepancies are discovered that do not align with the seller’s description, you have the right to withdraw from the transaction and retrieve your earnest money in full.”

”Step four: Waiver of contingencies. Once you and your team are satisfied with all the investigation results, your lawyer will issue us a formal waiver of contingencies.”

”This means you give up the right to exit, and the transaction officially enters the irrevocable closing stage.”

”Step five: Title review and title insurance. This is completed by the title company we select. They will delve into all past transactions, mortgage records, and easement records of this land over the past hundred-plus years like historians, ensuring that the title is clean and free of any legal disputes.”

”Then, they will issue you a title insurance policy. This insurance will guarantee you against any loss due to any title disputes that occurred before your purchase.”

”Step six: Final settlement and fund escrow. A few days before closing, the title company will issue a detailed Final Settlement Statement listing all amounts, including property price, various taxes, and our broker’s commission. You need to wire the full purchase amount from your bank to that third-party escrow account. By the time we sign today, the funds must have been confirmed to be cleared and safely deposited.”

”The last step.” He smiled, his tone noticeably more relaxed, ”is what we’re going to do tonight—closing and recording.”

”We will sit together and sign the final documents. Then, a representative from the title company will immediately deliver the new deed to the government registry office in Park County for filing. The moment your name is formally recorded in the government’s public records,”

”Then congratulations to you, Mr. Lin,” Arthur’s eyes were filled with respect, ”you will officially become the undisputed sole Monarch of this Kingdom!”

Arthur’s detailed and clear explanation gave Lin Yu’an a deeper understanding of all the steps handled by Matty’s team and the entire process.

At dusk, in a guest cabin’s study near the Eagle’s Nest that overlooked the whole Frozen Mirror Lake and snow-capped mountains, the fireplace flames were burning vigorously.

A private real estate transaction possibly involving the largest amount in Wyoming’s history was about to be concluded.

Lin Yu’an, Aliya, and Emily sat on the luxurious leather sofa in the study.

This time, Lin Yu’an himself was no longer seated at the head of the negotiation table.

He, along with Aliya, Emily, and the two children who had just woken up, were leisurely having afternoon tea on the terrace beside the study, admiring the magnificent view of the sunset turning the snowy mountains into a golden-red hue.

For him, once all strategic decisions have been made, the specific execution details should be entirely entrusted to the professional team he trusts.

The true battlefield belongs to those agents.

Signing on behalf of Lin Yu’an’s side was Matty Singh Law Firm’s managing partner, a sharp and competent-looking Chinese lawyer named David Chen, with a representative from the accounting firm by his side.
