King of the Wilderness

Chapter 509: Chapter 278: Top Real Estate Agent

Matty continued speaking confidently, ”The thirty thousand acres of land, to the IRS, isn’t a single entity, but a series of assets that can be split.”

”We’ll designate a portion of the core area as your primary residence.”

”And the larger area, such as more than twenty thousand acres, we will define as a commercial farm and ranch, and establish an independent operating company.”

”All the company’s future expenses, hiring cowboys, purchasing equipment, repairing fences, can be deducted as business expenses from taxable income.”

Matty’s smile grew more radiant, ”And the most brilliant part is the conservation easement donation.”

”We’ll hire the top appraisal institutions to assess the ’future commercial development rights’ of this land at a sky-high price.”

”Then, you donate these rights for free to a nationwide environmental organization, committing that this land will never be used for commercial development.”

”This donation will earn you a tax credit worth tens of millions or even over a hundred million US dollars in charitable donations!”

”This credit is enough to ensure that you won’t have to pay a dime in personal income tax to the IRS for many years to come!”

Matty concluded, ”In simple terms, with this operation, you not only avoid high tax rates but also buy yourself a kingdom.”

”And make this kingdom generate huge tax benefits for you over the next few decades. You’re practically making Uncle Sam pay a substantial amount for this land purchase.”

Matty leaned closer to the screen, enunciating each word, ”Let me do the math for you, Lin. Your net profit is about 290 million US dollars.”

”If you do nothing and transfer the money directly back to the United States, after paying federal and state taxes, guess how much you will lose?”

He didn’t wait for Lin Yu’an to answer and directly revealed the bloody number: ”Nearly 160 million US dollars! More than half of your profit would evaporate, becoming IRS’s bounty.”

”But according to my plan, you use 230 million in profits to buy the farm and then appraise the land development rights for 150 million US dollars and donate it.”

”This donation can create more than 80 million US dollars in real tax deductions for you.”

”So, do you understand? You not only avoid 160 million dollars in taxes but the US government rewards you with an additional 80 million dollars in tax benefits.”

”Netting this in and out means you effectively spent about 150 million US dollars in actual costs to acquire a kingdom worth 230 million.”

”Not only did you not pay a penny of taxes on your huge profits, but you also made Uncle Sam pay 80 million dollars for the land purchase!”

”While you may have given up on the commercial development rights that you never intended to exercise, you gained an enormous tax benefit of 80 million dollars.”

”However, if you later want to renovate the farm, as long as you proceed within the meticulously designed legal framework I’ve provided, there’s absolutely no problem.”

Lin Yu’an smiled too. He chose to include Matty in this alliance not only for his litigation skills but for his financial expertise in this gray area! And it proved he made the right choice.

Matty leaned back in his chair, once again becoming the relaxed lawyer, grinning and said, ”So, gentlemen, forget about the IRS. Leave the professional matters to the professionals.”

At this moment, Brian, who had been silent all along, spoke.

His voice was still calm, pushing the topic from theoretical ways to save money directly to the implementation level of getting things done.

”Matty has solved the money issue, which is great.” Brian turned his gaze to Lin Yu’an, ”But Lin, to buy such a kingdom, you need more than just money and a lawyer.”

”This level of legendary real estate, the transaction process itself is a complex battlefield. Its sellers might be exclusive and shrewd.”

”Listing agents are the smartest of the smart, and they’ll do everything to extract every penny of interest from new money like you.”

Scoot nodded in agreement. In Hollywood, he had seen too many wealthy stars and producers being played around by those top agents when buying luxury homes.

Brian said slowly, ”You can’t negotiate by yourself, nor can you randomly find an agent. You need someone who can represent you and hold the ground.”

”Someone who can make the other party understand that you’re not a new money to be toyed with but a buyer they need to treat equally or even look up to.”

He didn’t beat around the bush, directly providing a solution: ”I will contact someone for you, named Billy Kingcade.”

”He’s a partner at the Jackson Hole Land and Ranch Company, the best large farm broker in All of America, bar none.”

”Over the past decade, more than half of all land transactions west of the Rocky Mountains exceeding one hundred million US dollars have gone through his hands. He never serves sellers, only represents the top-tier buyers.”

Brian’s lips curved slightly, ”He’s also my personal real estate advisor, and I will let him know that your business is my business.”

”He will use all his resources to help you complete due diligence, uncover the seller’s bottom line, and negotiate for the most favorable terms for you at the bargaining table.”

”Even saving you a few million or even ten million dollars off the 230 million list price is not impossible.”

This speech made Lin Yu’an truly feel the value of Brian as the core of the alliance.
