Tycoon: I Have an Unlimited Modifier

The real estate agent greeted the security guard, and the car was immediately let through.

”Hello, Mr. Qi. I’m Liu Yong from 21st Century Real Estate. It’s a pleasure to be of service.”

Liu Yong’s office was located right inside the Lushan International Community.

All the agents who came to work here were chasing big sales.

But in an entire year, those who could actually close a major sale were few and far between.

When Qi Sheng had first been referred to him, he had been a little worried about his client’s financial standing.

After all, Changdao District was one of the most exclusive enclaves within the greater Lushan development.

The entire district was composed of nothing but detached villas, 106 units in total.

Any single villa cost between twenty and thirty million.

But the moment he saw the Cullinan...

...all of Liu Yong’s worries evaporated, replaced by an overwhelming eagerness to please.

Naturally, Liu Yong wanted to provide the best possible service to this wealthy young man.

Who knew, he might even become a valuable connection for the future.

After driving through the district for a short while...

...the Cullinan slowly came to a stop before a light-brown, double-car garage door.

”The architectural style of the villas here is so beautiful.”

Zong Rui got out of the car, and her eyes lit up the moment she saw the distinctly Hong Kong-style villa.

”Mr. Qi, Ms. Zong, this villa has four floors in total, including the basement level.”

”It’s equipped with a double-car garage and has a floor space of 456 square meters. The layout is five bedrooms, three living/reception rooms, one kitchen, and six bathrooms, with a master suite on both the second and third floors.”

Stepping into the yard, they saw the ground was covered in fallen leaves and overgrown weeds.

But it was a bare-shell unit, after all, so they couldn’t expect too much.

”What do you think of this villa?”

Qi Sheng led Zong Rui on a quick tour, from the basement to the third floor.

He could see the fondness in Zong Rui’s eyes.

”Is this villa very expensive?”

Zong Rui certainly liked it, but she was more concerned about the price.

If it cost tens of millions, she would definitely not let Qi Sheng buy it.

”Miss Zong, the owner’s asking price for this villa is 30 million, but I can help you negotiate it down to 29.5 million.”

”If you’re okay with that, I can contact the owner right now.”

Liu Yong spoke tentatively, then waited for Qi Sheng’s reply.

”If it were 25 million, I could accept that.”

”Listing a bare-shell unit for 30 million is a bit outrageous.”

Qi Sheng actually quite liked the villa.

He was very satisfied with everything from its size to the neighborhood environment.

But for a property of this class, there was still room for negotiation.

”This... I’ll ask the owner for you first.”

Liu Yong hadn’t expected Qi Sheng to bargain so aggressively and could only hurry off to consult the owner.

But when he returned, Liu Yong had an awkward expression on his face.

”Mr. Qi, the owner feels your offer is a bit low. The most he can come down is 28 million.”

”Then forget it. I’ll go look at other communities.”

Qi Sheng didn’t press the issue. ’With this much money, why worry about not being able to buy a house I like?’

Seeing that Qi Sheng was about to leave, Liu Yong panicked.

He frantically called the owner again, and after much pleading, managed to talk the price down to 26 million.

”Mr. Qi...”

Liu Yong ran, panting, to the entrance, just as Qi Sheng was about to start the Cullinan.

”Mr. Qi, the owner has agreed to 26 million. Would you be willing to meet him partway?”

”I’m a man of principle. I said 25 million, and I won’t spend a single penny more.”

Qi Sheng glanced at his watch, putting pressure on Liu Yong.

”I’ll give you five minutes. If the other party doesn’t accept, then we’ll just forget it.”

”It’s not like Changdao District is the only place in Lushan with detached villas.”

”Okay, I’ll contact the owner again right away.”

Liu Yong quickly called the owner again, repeatedly stressing that Qi Sheng was a serious potential buyer.

People who list their houses are naturally in urgent need of cash.

The only reason they hold firm on the price is to try and squeeze out a little extra profit.

Seeing that the buyer was about to walk away, the owner finally caved.

He quickly agreed to Qi Sheng’s offer.

Twenty-five million. A figure that was neither astronomical nor insignificant.

But that was from Qi Sheng’s perspective.

To Zong Rui, however, Qi Sheng had just bought her a 25-million-yuan mansion.

This was completely beyond her wildest expectations.

After all, even Qi Sheng’s first love was only living in a 12-million-yuan luxury apartment.

Little did she know that Qi Sheng was planning to get Tan Hua an even bigger villa in the future.

One that might even cost over a hundred million.

But in that moment, she was completely and utterly moved by Qi Sheng’s gesture.

Liu Yong stood beside the Cullinan.

Watching the two of them kissing passionately inside the car without a care in the world, he felt an indescribable envy.

But the thought of the deal closing brought his mind back to the commission. A one-percent fee alone was 250,000.

In less than an hour, he had easily netted a cool 100,000 for himself.

Tonight, Liu Yong decided, he would at the very least have to arrange for an ”actress” with a performance fee starting at 3,000.
