Tycoon: I Have an Unlimited Modifier

”I’ve seen this woman before. She’s Sister Miduo’s best friend, but she’s divorced now. We need to keep a close eye on her.”

”Mhm.”

Pei Yinyin wasn’t too concerned.

’As long as Qi Sheng doesn’t get involved with any messy women, it’s fine.’

’I’m a mistress myself, so what’s the point of being so judgmental?’

But then she remembered that Xu Ying already had the lowest status and worst treatment among them.

If another rival appeared to compete for Qi Sheng’s favor, Xu Ying probably wouldn’t even be able to sleep at night.

So, she decided to play along and be wary of Xue Zhongyun.

Xue Zhongyun looked at Xu Ying and Pei Yinyin, feeling a bit baffled.

She couldn’t quite understand why the two of them had suddenly become hostile toward her.

”Mr. Qi, Huayue Mansion is a top-tier luxury residence meticulously developed by the Yintai Group here in Chengdu. The Yintai in99 Mall is right downstairs, perfect for some occasional shopping.”

”Jiaozigong Park is also just downstairs, only two or three hundred meters away, which is perfect for a morning run.”

”Furthermore, the school districts, educational resources, and transportation links are all second to none.”

”The current owners and residents are all high-net-worth individuals, like entrepreneurs and executives from foreign enterprises.”

”The property management is handled by the nationally renowned Jones Lang LaSalle, and every building is staffed with bilingual butlers.”

”The butlers will collect your food deliveries and packages and bring them right to your door.”

Xue Zhongyun’s introduction was very detailed.

She knew, of course, that Qi Sheng was a genuinely serious buyer.

The Cullinan, costing nearly ten million to get on the road, was the best proof of Qi Sheng’s financial power.

Her best friend’s man driving a Cullinan—this was truly the ultimate test of their friendship.

”But no amount of talk beats seeing it in person. Shall I take you and the two ladies to see the apartments?”

Xue Zhongyun wasn’t sure which of the girls Qi Sheng was buying the apartment for.

So she decided to just focus her service on Qi Sheng; after all, he was definitely the one paying.

”What are the sizes of the units you have for sale?”

Qi Sheng had already done his research before coming.

This visit was just to inspect the property in person.

”Currently, the units for sale start at 266 square meters, then we have 288, 368, 388, and a 650-square-meter duplex penthouse.”

Xue Zhongyun explained as she led Qi Sheng and the others out of the sales office.

Standing at the base of the apartment building and looking up at the all-glass curtain wall facade, it certainly had the feel of a luxury residence.

The complex wasn’t large, with just two residential buildings and one apartment building.

Qi Sheng wasn’t interested in the apartment building, so he had Xue Zhongyun take them directly to the residential buildings.

”For the residential buildings, Building 5 is completely sold out. Only Building 6 still has units available.”

”The 266 and 288-square-meter units have a three-elevator, two-units-per-floor design.”

”The building is 46 stories tall, and the hard finishing is valued at nearly 10,000 per square meter, so it’s extremely luxurious.”

Qi Sheng nodded. ”Show us the two smallest floor plans.”

”Of course. This way, please.”

Xue Zhongyun wasn’t surprised.

In fact, she felt a pang of envy for whichever girl was the lucky one.

This was a grand flat in Huayue Mansion!

Even the smallest 266-square-meter unit cost over ten million.

She could work her whole life and never afford it.

”Welcome home, sir.”

The sharply dressed butler in the lobby saw Xue Zhongyun arriving with Qi Sheng and two beautiful women to view an apartment.

He bowed respectfully in greeting and pressed the elevator button for them.

Even though Qi Sheng wasn’t necessarily a resident they served yet,

this complimentary display of enthusiasm certainly improved the viewing experience for potential buyers.

And just like that, both Xu Ying and Pei Yinyin were blown away by this level of service.

Coming home every day to someone bowing respectfully and thoughtfully pressing the elevator button for you.

Just the thought of it was enough to make them giddy with happiness.

As the high-speed Thyssenkrupp elevator ran smoothly,

they soon arrived at the 21st floor.

”Mr. Qi, here we are.”

Xue Zhongyun turned sideways, making an inviting gesture while holding the elevator door open.

”Wow, this entryway is so extravagant!”

Xu Ying exclaimed as she stepped out of the elevator.

Although the entryway was only about twenty-something square meters—a little smaller than the one at Yitai Tianjiao—

that was just because these two floor plans were the smaller ones.

The larger units on the upper floors definitely had entryways no smaller than those at Yitai Tianjiao.

”Let’s look at the 266-square-meter unit first. It’s a three-bedroom, three-bathroom layout that also comes with a study, a maid’s room, and a walk-in closet. The living and dining area is seventy square meters.”

”As for the finish, aside from the top-floor duplex penthouses which are delivered as bare shells, all other units are delivered fully finished.”

”Hitachi air conditioning, Vaillant underfloor heating, Miele kitchen appliances, TOTO bathroom fixtures—all top-tier brands.”

Qi Sheng led Xu Ying and Pei Yinyin on a tour of the apartment.

The two women chattered away, their faces flushed with excitement and delight.

Clearly, they had been completely captivated by the grand, luxurious flat.

”Alright, let’s go check out the one next door.”

Qi Sheng didn’t show any reaction, leaving Xue Zhongyun feeling uncertain.

’He drives a Rolls-Royce Cullinan,’ she thought. ’He can’t possibly be messing with me.’

So, she patiently accompanied Qi Sheng to see the 288-square-meter unit next door.

”This unit, while still a three-bedroom, three-bathroom layout, has a living and dining area that reaches 90 square meters.”

”The master bedroom is also larger. The space that was a study in the other unit has been converted into a walk-in closet here, and it also comes with a maid’s room.”

As soon as Xu Ying and Pei Yinyin saw this apartment, they instantly forgot all about the previous one.

The 23-square-meter walk-in closet alone was enough to capture their hearts.

Add to that the area of the bedroom and bathroom,

and the master suite alone was 58 square meters.

That was almost the size of a small two-bedroom apartment.

”This floor plan and layout are quite good. What other floors have units with this same layout?”

Qi Sheng wasn’t buying the house for himself, so naturally, he didn’t need to consider a study.

A bigger walk-in closet would be better for storing more clothes.

”There are two units with the exact same layout one floor down.”

”One is 283 square meters, the other is 287 square meters. The price per square meter is the same.”

Xue Zhongyun gave the information instinctively, completely unaware of Qi Sheng’s intentions.

”Let’s go see the ones downstairs.”

Qi Sheng didn’t think he was being troublesome at all.

’For a grand flat costing over ten million, the commission would easily be in the hundreds of thousands. Making Xue Zhongyun work a little for it is only right, isn’t it?’

When they got to the 20th floor, it was just as Xue Zhongyun had said.

Two luxurious residences, practically identical copies, lay there, brazenly tempting Xu Ying and Pei Yinyin.

Compared to Pei Yinyin, Xu Ying was simply filled with envy.

Living in a grand, luxurious flat like this.

Looking out at the gorgeous scenery every day through the spotless floor-to-ceiling windows.

With Jiaozigong Park and the Yintai Center right downstairs.

Whether for a walk or for shopping, it couldn’t be more convenient.

If only she could live here, she would be happier than she could possibly imagine!

Qi Sheng nodded slightly and finally asked about the price.

”What’s the current price per square meter, and what’s the discount for paying in full?”

”The current price is 40,000 per square meter. There’s a 5% discount for paying in full, and a parking space costs an additional 400,000.”

Xue Zhongyun’s heart raced, her face flushing as she looked at Qi Sheng.

’The rules at Huayue Mansion are different from other places. After all, for luxury residences that easily cost tens of millions, closing a deal is very difficult. But a handsome reward makes a man brave, and the sales office offers a commission of 1%. It can’t compare to the split with an outside agency, but it’s still very good. Wealthy people don’t have the patience for the red tape of an outside agency. Unless, of course, there’s something in it for them. As for what that ’something’ might be, that varies from person to person.’

”Alright, I understand.”

Qi Sheng nodded, but he didn’t generously swipe his card as Xue Zhongyun had imagined.

’It’s only natural to deliberate a bit over a luxury property worth tens of millions,’ she thought.

The problem was, he had gotten her hopes up.

And now Qi Sheng was suddenly backing out.

This made Xue Zhongyun feel unbearably anxious.

”Mr. Qi, are you perhaps dissatisfied with the discount?”

Xue Zhongyun couldn’t for the life of her figure it out. Everything had been going so well during the viewing.

Why was Qi Sheng backing out now that it was time to close the deal?

”Yes, the discount is a bit low. If you could make it a 10% discount, I might consider it.”

’I’m not just buying one unit. I plan to settle both Xu Ying and Pei Yinyin here. I’m buying out the whole floor; asking for a 10% discount isn’t excessive, is it?’

”A 10% discount?”

Xue Zhongyun gave a wry smile. ”I’m sorry, Mr. Qi, I really don’t have that kind of authority. Even our manager can’t offer such a large discount.”

”No rush. There are plenty of top-tier luxury residences in Chengdu. We can keep looking.”

As the buyer, Qi Sheng naturally had the right to choose.

’Even if I don’t buy at Huayue Mansion, a place at Yitai Tianjiao would be fine, too. Besides, Tan Hua has already relaxed her supervision of me. As long as I don’t mess around with any ’unclean’ women, it won’t be an issue. It’d be a joke if all this money couldn’t buy me the service I want.’
